Café Ginger Relocating, Opening Second Location

HOUSTON – February 28, 2017 – CBRE announces that Café Ginger will relocate its River Oaks Shopping Center location later this year or early next year to the former Mama Fu’s and Verts spaces at River Oaks Plaza at 1574 West Gray Street in Houston, Texas. Both spaces are being combined and renovated for Café Ginger’s new 5,005 square foot restaurant. 

Eric Lestin and Kyle Golding of CBRE represented Café Ginger in negotiations with the landlord, Anbil II-Ro L.P., which was represented by Carson Wilson of Fidelis Realty Partners.

In addition to its relocation in River Oaks, Café Ginger owners will also open a second location in BBVA Compass Plaza at 2200 Post Oak Blvd. in Houston. The former OKA Uptown restaurant is undergoing renovation and will open as a Café Ginger in early March.

“This restaurant is one of Houston’s gems and we are excited to see them expand their footprint. Both West Gray and Uptown benefit from being high-traffic areas; I’m certain shoppers, residents and nearby businesses will enjoy having Café Ginger nearby.” Eric Lestin, senior vice president, CBRE said.

CBRE Selected as Retail Leasing Agent for West Ave

HOUSTON – January 19, 2017 CBRE announces the exclusive retail leasing assignment for West Ave in Houston, Texas. West Ave, located at the intersection of the River Oaks and Upper Kirby Districts, is a thriving retail development featuring a broad mix of fine dining establishments, contemporary cafes, services and boutiques.

CBRE’s Radkey Jolink and Bruce Wallace are the leasing advisors on behalf of Gables, owner and developer of West Ave.

Hops & Grain Brewing Identifies Second Outpost Location in San Marcos, Texas

AUSTIN, Texas – November 21, 2016 Austin-based Hops & Grain Brewing is expanding outside of Austin to San Marcos, Texas. The five-year-old brewery has signed a 10,796-square-foot lease at Crossroads Center (110 East MLK Drive) to house a second production facility and tasting room.

Bryan McMurrey and Sergio Negrete of CBRE represented the landlord, MLKSM, LLC. Lance Tindall of Tribeca Company represented Hops & Grain Brewing. 

In August, Hops & Grain became the first small business to raise $1 million with Regulation Crowdfunding (Title 3 Equity crowdfunding). The brewery raised the money in 68 days to fund the expansion.

“Our goal is to start brewing test batches on our new system in San Marcos by July 2017 and if all goes well, release our first beer from the new facility in October 2017,” said Josh Hare, Founder of Hops & Grain. “With our new state of the art facility and large, on-site tasting room with outdoor beer garden, we look forward to opening our doors to San Marcos next year.”

Crossroads Center is an office and retail mixed-use redevelopment of a former big box grocery located minutes from Texas State University.

Bryan McMurrey, Vice President, CBRE said, ”From the beginning of this leasing assignment, our shared vision with real estate developer Mark Shields was to create a unique San Marcos shopping center that incorporated successful Central Texas concepts. The 150-foot bay depths and tall ceiling heights, originally built for a grocery, are challenging for many traditional retailers, but are the perfect solution for a brewery.”

“The loading docks are already in place, the ceiling heights can accommodate Hops & Grain’s brewing equipment and the taproom is a perfect draw for the rest of the center. Hops & Grain is working with the same team of designers that worked on the Austin taproom. The team includes Phillip Edgerton of Edgework Designs for metal work, Austin Evers of Woodwork at 17 for wood elements, and Lilianne Steckler Interior Design.

Gather Kitchen Opening First Location at Thanksgiving Tower in Dallas CBD

DALLAS – November 1, 2016 CBRE announces Gather Kitchen, a new fast casual restaurant, is slated to open at Thanksgiving Tower in Downtown Dallas in early 2017. This is the first location for Gather Kitchen, which will serve healthy comfort food using local and seasonal produce gathered from local farmers.

Touted as a new generation of fast food, this restaurant was conceptualized by Nicki Hamilton who joined forces with seasoned restaurateur Soraya Spencer, who has opened eight restaurants across the world. The two women bonded over a common need for a quick comfort food option and together they created a unique concept that offers infinite choices with ingredients from local farmers. Breakfast, lunch and dinner bowls are assembled along an assembly line for complete transparency on ingredients. Customers will choose from a variety of base proteins, vegetables and five scratch-made sauces created by Mrs. Spencer and Mrs. Hamilton.

The 2,400-square-foot restaurant will also feature a bakery corner with original recipes, including gluten free and vegan options, an outdoor seating area, and floor-to-ceiling windows with spectacular views of the Dallas CBD. 

“Downtown Dallas is booming, growing and evolving and we believe our concept fits a need for professionals in downtown who want a quick, casual, healthy and limitless menu,” said Mrs. Spencer.

Gather Kitchen will serve Monday-Saturday from 7 a.m. to 9 p.m.

“As part of our renovation of this iconic building, we want to provide distinctive, high-quality restaurant options,” said Billy Prewitt, Executive Vice President, Woods Capital Management. “Gather Kitchen’s unique combination of healthy comfort food and a fast casual setting fits the bill perfectly. Café Brazil Set to Relocate, Double in Size on Cedar Springs

DALLAS, Texas – October 19, 2016 CBRE announces Café Brazil is relocating its Cedar Springs location to a larger space with on-site parking. The award-winning coffee house and restaurant is moving to 3851 Cedar Springs Road from its original 3847 Cedar Springs Road location, where it has been since 1999. The new location will be more than double in size, offer more parking in the back of the restaurant and will feature a patio that fronts on Cedar Springs. It is estimated to open by the end of the year. The existing space will continue to serve customers until right before the new location opens.

“Our Cedar Springs location is an integral part of our history, eclectic vibe and presence in the DFW area. It is a neighborhood we want to continue to serve for years to come, and so we were thrilled when a location next door became a long-term opportunity,” said Brant Wood, CEO of Café Brazil. “We are excited to open our new doors with more parking, more seating and, as always, more migas, coffee and pumpkin pancakes!”

The interior of the new space will be completely remodeled, and construction is scheduled to begin in October. The new location is approximately 3,400 square feet, up from 1,600 square feet at the current location.

Café Brazil is a Dallas-based restaurant concept that features breakfast, lunch and dinner along with specialty roasted coffees from around the world in an eclectic, relaxing and fun environment. The first location opened in the Lakewood area of Dallas in 1991 and has grown from a quaint, ten-table restaurant to a well-known restaurant group that includes 10 locations around the Dallas-Fort Worth metroplex that have become popular weekend destinations and premier late-night dining spots.
