UCR Adopts 10 Families in Need from DFW Area Women’s Shelters

DALLAS, Texas, December 18, 2014 — UCR Dallas, a leading retail real estate services provider, spread holiday cheer this season by adopting 10 families in need from the DFW area.

UCR adopted four families from the Genesis Women’s Shelter, three families from The Family Place and three families from CASA; and in total, UCR was able to bring holiday cheer to 51 children and their parents. This is the fourth year that UCR has forgone its annual holiday party to donate and fulfill wish lists for families struggling this holiday season.

Paige Fink, Executive Director of The Family Place, states, “The annual UCR Adopt-a-Family day provides victims of domestic violence with items that are needed. It is breath-taking that the partners of the firm and the employees would much rather give back to those in need than spend money on a company party. It is people like you and your staff that make a difference in the lives of the families at The Family Place.”

UCR employees split into 10 teams and each team shopped and wrapped presents for each family. Items purchased for the families included toys, clothing, tickets to area museums and other events and basic household items.

Jean Smith, Managing Partner for UCR Dallas, states, “It’s encouraging seeing how this event has grown year after year. The employees look forward to this event and many go above and beyond by donating on top of what UCR gives for each family. We only hope it continues to grow and we are able to help more in need.”

Crisp Salad Co. Opens Second Location at Shops at Park Lane

DALLAS, Texas, December 12, 2014 — UCR Dallas, a leading retail real estate services provider, today announced that Crisp Salad Company has signed a lease at the Shops at Park Lane in Dallas, Texas. The 2,188 square foot space will be part of the newest phase at the Shops at Park Lane which is currently under construction, and will be located next to Zoë’s Kitchen and across from the first flagship Starbucks on the new park. This will be the second location for Crisp in Dallas.

UCR’s Gordon Atkinson represented Crisp Salad Company and UCR’s Ashley O’Malley and Amanda Gross represented the Landlord, Northwood Retail.

UCR Investment Sales Closes on the Sale of Three Properties Totaling $62,100,000

DALLAS, Texas, December 1, 2014 — UCR Investment Sales, a division of UCR, today announced the sale of three properties totaling 436,716 square feet, with a combined value of $62,100,000.

  • Lawton Marketplace: 179,181 square foot new construction power center located in Lawton, Oklahoma, approximately 80 miles southwest of Oklahoma City. The 99% leased center is shadow-anchored by Target and has complementary tenants, including Academy, T.J.Maxx, PetSmart, Kirkland’s, Beauty Brands and Versona. The disposition also included ground leases for McDonald’s and City National Bank. UCR Investment Sales represented developer Hunt Properties in the sale to American Realty Capital Properties, Inc., on behalf of Cole Credit Property Trust V, Inc. 
  • Mission Crossing: 163,410 square foot community shopping center located along Goliad Road in San Antonio, Texas, adjacent to the intersection of Interstate 37 and Military Highway. The center is 96% leased to notable tenants, including Gold’s Gym, Big Lots, Anna’s Linens, Goodwill and Advance Auto Parts. UCR Investment Sales represented Retail Properties of America, Inc. in the sale to Mimco, Inc. 
  • Arlington Park Square: 94,125 square foot value-add specialty retail center located near The Parks at Arlington Mall at the northeast corner of South Cooper Street and West Arbrook Boulevard in Arlington, Texas. The REO shopping center is 47% leased and shadow-anchored by Fitness Connection. The transaction also included five retail pad sites: Brident Dental, Cesar’s Tacos and ground leases for Jack in the Box, Rockfish Seafood Grill and Raising Cane’s. UCR Investment Sales represented the Dallas-based seller in the sale to TriMarsh Properties.

Luna Grill Opens First Texas Location in Flower Mound

DALLAS, Texas, October 30, 2014 — UCR Dallas, a leading retail real estate services provider, today announced Luna Grill opened its first Texas location in October 2014. Located at the Riverwalk Market at the northeast corner of FM 2499 and FM 1171 in Flower Mound, Texas, this deluxe casual restaurant leased 2,200 square feet with an outdoor patio.

Based out of San Diego, Luna Grill specializes in healthy and delicious Near East and Mediterranean cuisine. Central to their menu are kabobs, original salads and gourmet wraps, which are used as a base to create fresh food quickly and affordably. Never frozen beef, lamb and chicken are cooked on a grill over an open flame, preserving their taste. Produce is individually stored and inspected daily to guarantee freshness and Luna Grill implores a special process to ensure their food is always flavorful and tender. Luna Grill currently has 16 locations in California and Texas, and expects to open more in 2015.

UCR Investment Sales Closes on the Sale of Arlington Park Square

DALLAS, Texas, October 30, 2014 — UCR Investment Sales, a division of UCR, today announced the sale of Arlington Park Square, a 94,125 square foot value-add specialty retail center located in Arlington, Texas.

Arlington Park Square is located at the northeast corner of South Cooper Street and West Arbrook Boulevard, in Arlington, Texas. It is anchored by The Parks at Arlington Mall and shadow-anchored by Fitness Connection. The Property was 47% occupied at the time of sale and five retail pad sites, including ground leases for Jack in the Box, Rockfish Seafood Grill and Raising Cane’s, were also a part of the transaction.

UCR Investment Sales’ Adam Howells, Jace Hinderland and Jessica Donnelli marketed and sold the property exclusively on behalf of the Dallas-based seller. Bo Avery, president of TriMarsh Properties, purchased the retail center for an undisclosed price.
